Contract to Close - $275

Let’s celebrate stress-free transactions together! Just send in your bound contract and allow me to do the rest. Here’s what our Contract-to-Close Support includes:

 

  • Communication:

    • Act as central contact for all parties ensuring timely completion or redirection of requests.

    • Maintain consistent communication with all parties involved in the transaction.

    • Provide updates on milestone events, including receipt of earnest money, due diligence deadlines, appraisal status, clear-to-close status, and closing appointments.

    • Send reminder notices via text for earnest money and due diligence deadlines.

    • Ensure agents are informed of all significant communications with other parties.

    • Notify clients and agents of upcoming appointments such as inspections, appraisals, and closing details.

    • Confirm and monitor repair completion as applicable.

    • Assist in advising the client on next steps and what to expect.

 

 

  • Complete Document Management:

    • Ensure thorough completion, organization, and prompt submission of all forms for compliance.

    • Draft amendments with agent direction and execute and distribute documents as needed.

    • Promptly notify clients via text when a document is ready for their signature.

    • Send amendments to the agent for review and approval.

    • Conduct compliance review before submission.

    • Request, review, and distribute settlement statements for agent and client review before closing.

    • Create a draft commission request in the compliance system.


 

  • Timeline and Deadline Management:

    • Monitor earnest money and due diligence deadlines.

    • Check for any additional contingencies or special stipulations to ensure completion or update timelines accordingly.

    • Send text reminders to agents and clients for specific milestone events.

    • Follow up with the lender to ensure appraisal completion timeframe.

    • Ensure clients have received the clear to close in a timely manner from the lender.

    • Follow up with the closing attorney to ensure they remain on track for meeting the closing date.

    • Schedule and coordinate the closing appointment with the attorney.

    • Invite agents to closing appointment calendar events.

 

 

  • Inspection and Appointment Scheduling:

    • Schedule inspections with preferred inspection companies upon request.

    • Provide inspectors with client, agent, and property information.

    • Furnish appointment details to clients and listing agents, if applicable.

    • Provide informational email to clients on what to expect during the inspection or how to prepare for an inspection.

    • Ensure inspections are completed promptly.

    • Draft repair requests under agent guidance.

    • Ensure repairs are completed before closing.

    • Serve as the point of contact for the appraiser.

    • Notify clients and agents of the appraisal appointment.

    • Coordinate the closing appointment with the attorney.

    • Coordinate final walk-throughs and add to the agent calendar.

    • Coordinate and notify of any additional appointments as needed.


 

  • Financing and Clear to Close:

    • Send an introduction email to the lender along with the contract and any supporting documents.

    • Obtain the pre-approval letter from the lender.

    • Provide assistance as needed with any requests from the lender.

    • Verify the appraisal order and request/provide updates as necessary.

    • Ensure the appraisal due date is confirmed and stay updated on the appraisal results.

    • Ensure the lender is on track for the closing.

    • Ensure the lender provides clear-to-close and assist in resolving any issues that may cause delays.

 

 

  • Closing Attorney and Title

    • Send contracts and all needed information (including HOA contact, Commission Splits (ITCA), etc.)

    • Ensure client information forms are completed and returned promptly.

    • Maintain constant communication with the attorney to stay on track and address any issues.

    • Complete any requests from the attorney.

    • Request and review the ALTA for accuracy.

    • Send the ALTA to client and agent for review before closing.

    • Provide contact information for all parties involved in the transaction.

    • Coordinate closing appointments and notify all parties involved.

    • Reserve closing locations if necessary.

    • Send the agent and client a calendar invitation to the closing appointment with time and location.

    • Gather and provide utility information.

    • Provide additional information such as home inspection tips and what to bring to closing.

    • Send agents review requests link to client and agent (if link is provided by the agent).

    • Ensure the agent and client receive a copy of the signed settlement statement in the closing congratulations email.

    • MLS status updates for under contract and sold listings.

Offer Writing - $50 / $75

I'm excited to include a service aimed at streamlining your workflow and freeing up valuable time in your busy days. I am proud to provide offer writing services. During business hours, this service is available for a flat fee of $50 per property. For after-hours assistance, the fee is $75. Simply provide me with the necessary information (template provided), and I'll draft the offer according to your specifications, preparing it for signature. Please note that your signature is required before the offer is sent to clients. Additionally, I'm happy to accommodate any requests for counter offers or "clean offers" at no extra charge. This offer fee applies per property, making it a cost-effective solution for your needs. Let me help lighten your workload and ensure your transactions proceed smoothly.

Listing Coordination - $175

  • Client Communication

    • Send introductory email to client

    • Assist in preparing client for what to expect

    • Provide tips for listing photography

 

  • Document Completion

    • Prepare and secure all required listing documents

    • Ensure listing compliance

    • Prepare, secure signatures and execute listing amendments

 

  • MLS Entry

    • Input data into MLS (2 MLS systems included; each additional MLS incurs extra fee)

    • Upload photos and documents into MLS systems

    • Manage any changes to listing

    • Set up showing instructions

    • Arrange sign installation

    • Synchronize supra lockbox to listing

Please Note: Agent is responsible for providing listing remarks and directions.
